It's gorgeous, but .. .. ..???
All the new stuff....fab entryway with pots & plants, a great greeting welcomes you in.
Opening the front door, you see handsome wood flooring that just gleams.. ..just beyond that, living spaces that just beckon you in, to sit down in front of the fireplace, turn on the music.. .. can you see yourself living there?
So, all that glitters IS gold, isn't it???? .. .. .. or is it?? Let's peek under the slick surfaces and cool stuff everywhere. Here are some questions your Realtor will want to ask for you:
- Who performed the renovations? Establish the name(s) of the contractors responsible and that they were licensed. Also, they should have secured Building Permit(s) for the renovation work, as should the trades who worked on the home.
- Is information on products and materials that were installed easy to find? Excellent products have product warranties, and qualified contractors stand behind their work for a minimum of one year. (That's usually enough to determine if there are defects or problems.)
- Were the main systems in the home updated? I'm talking about roof, windows, plumbing and electrical systems and possibly the structure/foundation (this may not need to be updated, but it's worth asking about.)
- It's helpful to have a list of the specific renovations performed on the home. Ask for that if it's not provided.
Renovations can be tricky and elusive. I'm hesitant to disappoint you, but it's very important to look "under the hood" of all the renovations to determine the value of what you are actually buying .. .. .. which is not all that glitters.
A well done renovated home will reveal quality under, as well as on, the surface. That's well worth your valuable investment!
